  1. At MNP – My New Place, we take each city, state and each country’s laws and regulations seriously

When it comes to short-term vacation rental marketplaces, ensuring proper insurance coverage is crucial for both hosts (owners) and tenants (guests). Let’s break down the key aspects:

  1. Host Liability Insurance:
    • As a host, you need liability insurance to protect yourself in case a guest gets injured, or their property is damaged while staying at your property.
    • Some other platforms for some liability protection. This coverage is essential to safeguard against legal fees and medical expenses related to guest injuries or property damage.
    • However, keep in mind that this kind of cover is not applicable outside the U.S. and some countries and cannot be considered as a substitute for full cover insurance.
    • MNP – My New Place recommend owners to add extra charges for insurance cover if needed be, that is more realistic and varies according to your property like for example an entire villa in New Port Beach in California or a standalone house with swimming pool in the Gold coast in Australia are not the same in insurance or coverage compared to business as usual apartments, condos, chalets anywhere else, remember this is totally variable and the purpose is to cover the property while a guest is present, not during vacant periods or for extraordinary events unless agreed between the owner and the guest.

  2. Additional Fees and Control:
    • To manage additional fees, consider incorporating them into your rental agreement. Here are some steps:
      • Security Deposit: Charge a refundable security deposit to cover potential damages. Specify the conditions under which it will be withheld.
      • House Rules: Owners or Hosts are recommended to write their own house rules and provide a copy by MNP messaging systems to the guests for example:
        1. No Smoking condition.
        2. No Pets condition or Pet fees condition
        3. Extra Cleaning fee
        4. Extra Guest count fee
        5. Additional services fee
        6. Security Deposit and the owner can send it back upon check-out (must be agreed between the two parties) where MNP – My New Place is not liable for agreements except for the booking processed through this platform to add more space for the owner to control their property short or long-term rental agreement.
      • Cleaning Fees: Set a cleaning fee to cover post-guest cleaning costs. Be transparent about this fee upfront.
      • Damage Waivers: Offer guests the option to purchase damage waivers. These waivers can help cover accidental damages during their stay.
      • Cancellation Policies: Define cancellation terms clearly. Consider charging fees for last-minute cancellations.
      • House Rules: Clearly outline rules related to smoking, pets, noise, and other aspects. Violations may result in additional fees.
      • Insurance Requirements: Specify that guests must have their own travel insurance to cover personal belongings and health.

Booking Agreement and Communication

Owners (Hosts)

  1. Booking Confirmation: Once a booking is confirmed, Owners (Hosts) agree to honor the reservation and provide the booked accommodation to the Guest during the specified dates.

  2. Contact Information: Owners (Hosts) will receive the Guest’s contact information, including their name, email address, and phone number. This information is strictly for communication related to the booking and should not be used for any other purpose.

  3. Address Sharing: Owners (Hosts) are required to share the property address with the Guest after the booking is confirmed. This allows Guests to plan their travel and arrival logistics.

  4. Check-In Details: Owners (Hosts) should provide clear check-in instructions to the Guest. This includes information on how to access the property, any access codes, and emergency contact details.

  5. iCal Support (Calendar Sync with third-parties): We provide Syncing-option between your mynplace.com calendar to third-party calendars like other bnb platforms. iCal Support features tool that allows you to synchronize your bookings and availability through different platforms. This means if someone books a room, place or entire property through mynplace.com, your availability will be changed on third-party platforms calendar preventing overbooking and keeping you organized.

6. Why Choose MYNPLACE over Others? The main value-differentiator compared to other third-party platforms as we all know, is our offer lowest booking fee of 8% for any confirmed booking, and unlimited featured listings at Zero Subscription.

7. What about Duplicate Listings on other bnb and vacation-rental platforms? We provide Syncing-option between your mynplace.com calendar to third-party calendars.

This means if someone books a room, place or entire property through mynplace.com, your availability will be changed on third-party platforms calendar preventing overbookings and keeping you organized.


Guests

  1. Booking Confirmation: Guests agree to honor the booking and pay the specified amount as agreed upon during the reservation process.

  2. Contact Information: Guests will receive the Owner’s (Host’s) contact information, including their name, email address, and phone number. This information is strictly for communication related to the booking and should not be used for any other purpose.

  3. Respect for Property: Guests are expected to treat the property with care and respect. Any damages caused during the stay should be reported to the Owner (Host) promptly.

  4. Check-In and Check-Out: Guests should adhere to the agreed-upon check-in and check-out times. If there are any changes, Guests should communicate with the Owner (Host) in advance.

 

MNP – MyNPlace Packages & Booking Fees

  1. Packages: We have three packages, MNP Special Unlimited Listings Basic, Advanced and Premier. The first one is the recommended at our Launch where Unlimited Listings will stay for Unlimited time on www.mynplace.com.

  2. Packages: The Advanced and Premier will be the Half-Yearly and Yearly packages later on, and MNP Special Offer will be replaced by Basic for short-term rentals
3. Booking Fees: MNP booking fee of 8% will be charged upon confirmed booking, the fee is lower than all competition whether from shared places or full property short-term rentals. We know we are competitive in our Exclusive Offerings and specially the MNP Special Unlimited Listings.
 

Tax Responsibility Statement for Owners (Hosts)

As an Owner (Host) on MNP – My New Place, by joining MYNPLACE you must acknowledge and accept the following tax responsibilities:

  1. US Federal Tax Filing:

    • You are responsible for complying with all US federal tax laws and regulations.
    • Ensure that you accurately report your rental income and any related deductions on your federal tax return.
    • Consult with a tax professional or visit the official IRS website for detailed guidance.
  2. State-Specific Tax Obligations:

    • Each state has its own tax laws and requirements.
    • You must be aware of and adhere to the tax regulations specific to your state of residence.
    • Research your state’s guidelines or seek professional advice to fulfill your tax obligations.
  3. Personal Identification and Reporting:

    • Use your government-issued personal identification (such as Social Security Number or Employer Identification Number) when filing taxes.
    • Keep accurate records of your rental income, expenses, and relevant documents.

      • Every city in the UK has unique rules that apply to short-term rentals on other platforms.
      • MNP advises that, London has a 90-day rule allowing our customers following local regulations by using residential premises for short-term letting purposes for 90 or fewer nights in a calendar year only.
      • Note that it only applies to “entire home” listings, so if you are renting spare rooms in your main home, you may be able to let it out longer.
      • We provide Owners the flexibility to set the minimum number of days per stay to follow each city and each country’s laws and regulations.
      • Other locations like Blackpool, cities in ScotlandNorthern IrelandIsle of ManGuernsey, and Jersey also have their own particular short-term rental regulations.
  • France:
    • Paris:
      • MNP Founder and CEO ensured to highlight for Paris as one of the most popular destinations around the world, that however, new national regulations require any French city with a population of over 200,000 to demand locals to obtain special licenses if wanting to rent out short-term for more than 120 days. We enable our customers to control not just the number of days but also add security deposit or additional fees to cover insurance or other fees to be paid according to local laws.
  • Spain:
    • Barcelona:
      • Strict regulations limit short-term rentals. Barcelona has been always one of the most recommended destinations to stay, long or short and even for staycations. Local laws and regulations apply.
  • Germany:

      • New law limits owners to renting places per room only (not entire place, villa, chalet, house, apartments etc..) for short-term vacation rentals.

      • Hosts can earn an average of C$35,000 annually for a studio-type bedroom property.
  • Greece:
    • Short-Term Rentals:
      • In Greece, short-term rentals (STRs) are properties rented out for 60 days or less.
      • STRs account for over 1.65% of Greece’s GDP.
      • STRs booked through online platforms make up 21.5% of all tourist overnight stays.
    • New Rules (January 2024):
      • Owners (hosts) renting one or two properties pay an accommodation fee (€1.50 per booking).
      • Owners (hosts) with three or more properties are taxed as a business, paying 13% VAT and other fees.

      • The entire place can only be rented out; sharing with the owner or other guests is not allowed. This is up to the owner to decide according to each emirate (Abu Dhabi, Dubai, Sharjah, Ajman, etc..)
      • Compliance with local regulations is essential.
  • Egypt:
    • Short-Term Rentals:
      • Whether you own on the North Coast of Egypt like in Alamein, Marina, Hacienda, Marasi, Alexandria, Ras Al-Hekmah or on the east coast on the Red Sea like in Marsa Alam, Sharm Al-Sheikh, Hurghada (El Gouna) or anywhere else from Cairo to Luxor & Aswan; owners (hosts) are encouraged to do short-term rentals which are extremely popular in Egypt.
      • New rules (from January 2024) aim to tackle tax evasion and limit lost revenue.
      • Accommodation fees apply based on the number of properties rented.
      • Stays of 60 days or more cannot be booked through other online platforms.
  • Israel:
    • Vacation-rentals Israeli Taxation:
